Consulting on property acquisition and strategic lease agreements; analysis and expert assessment of how the client's space programme can be realised. Preparation of design briefs, identifying related project parts and actual needs for the subsequent design work.
2 | CONCEPT & SPACE PLANNING
Functional space concept with furniture layout and key ergonomic dimensions (with reasoned assessments of alternative layouts). Lighting concept highlighting zones and focal points. Brief descriptions of how each space will be used.
3 | CONSTRUCTION DESIGN
Construction plans coordinating interior walls and equipment. Combined ceiling and lighting plans with geometry and key coordination details. Layout of switch groups, sockets and low-voltage devices (with an audio-video concept and proposals if needed).
4 | BIM (Building Information Model)
Discipline model in IFC format with 3D geometry and parametric objects that meet BIM design standards – used for the client's decisions and for clash-checking architectural, structural and MEP solutions in the federated model.
5 | LIGHTING DESIGN
Technical framework of the lighting solution and lighting scenarios that support the use of the space. 3D lighting simulations define luminaire specifications and switching scenarios. Work descriptions are prepared for implementing the lighting design.
6 | FINISHES DESIGN
Combined plans of decorative elements and special finishes. Floor layouts with drains, falls and skirting. Schedules of luminaires, finishing materials, sanitary fittings, doors and windows. Key sections, elevations and details for construction tendering.
7 | CUSTOM FURNITURE DESIGN
Design of custom furniture and additional design elements. Production drawings for fitted furniture – wardrobes, built-in cabinets, pantries, kitchens, etc. Design of interior doors and openings with special solutions.
8 | DESIGNER SUPERVISION & CLIENT REPRESENTATION
Representing the client during construction to resolve questions arising in the finishing works. Designer supervision of the interior and lighting design includes regular meetings with the contractors carrying out the work.
9 | TARGET BUDGET
Analysis and consulting to achieve the client's target budget (with value engineering if needed). Compiling, specifying and preparing orders for procurement.
10 | INSTALLATION
Compiling the products approved by the client and checking that orders match the design. Coordination of furniture installation and details on site (organisational project management).
